Marco Island, 4th Quarter 2017 Real Estate Market Update
There was a 7% increase in the number of homes sold in 2017 compared to 2016. Average home prices were mixed over the past 12 months with water direct homes down 6% , water indirect down 4% and Inland homes up 4%.  Lot sales slowed in the 4th quarter, but were up year over year. Over the last 12 months the average water direct lot sale price was down 37% with only 3 sales in the quarter, indirect lot average prices were up 3%, and Inland lot prices were up an average of 14%.  Total home units sold in 2017 versus the same period in 2016 were up 25, with 10 more water direct, 2 fewer water indirect, and 17 more inland homes sold.  Total lot units sold in 2017 versus the same period in 2016 were up 42, with 5 more water direct, 12 more water indirect, and 25 more inland lots sold.  Total condo units sold in 2017 versus the same period in 2016 were down 19, with 29 fewer beach/gulf, 7 more waterfront, and 7 fewer inland condos sold. Overall, Inventory levels are down 16% from last year, units sold are up by 48 in 2017 with 19 fewer condos, 25 more homes, and 42 more lots sold this year vs. last year..

Marco Island Florida - January 1, 2018 Inventory Analysis
Marco Island Inventory levels are Down 16% from this time last year.  There are 880 properties currently for sale on the island; 284 homes, 322 condos, and 274 lots.  Condo inventory is down 15% from this time last year, while the inventory of homes is down 22% and lot inventory is down 11%. Pending Sales of Homes is flat compared to last year, pending Condos are down 11% and the number of Pending Lots is down 27%.  The total number of all pending units is down 10% compared to last year with 84 properties now under contract vs. 93 on January 1, 2017. There were 77 closings of Marco Island properties in the last month and 67 net new pending sales accounting for the decrease in total pending units from 94 last month to 84 currently.

There was a 15% increase in the number of homes sold in 2017 compared to the first 9 months of 2016. Average home prices were mixed over the past 12 months with water direct homes down 18% , water indirect up 7% and Inland homes up 2%.  The average Lot prices have jumped with the higher end of the market selling better. Over the last 12 months the average water direct lot sale price was up 20%, indirect lot average prices were up 9%, and Inland lot was down 3%.  Total home units sold in 2017 versus the same period in 2016 were up 32, with 12 more water direct, 8 more water indirect, and 12 more inland homes sold.  Total lot units sold in 2017 versus the same period in 2016 were up 44, with 10 more water direct, 15 more water indirect, and 19 more inland lots sold.  Total condo units sold in 2017 versus the same period in 2016 were down 20, with 14 fewer beach/gulf, 12 fewer waterfront, and 6 more inland condos sold. Overall, Inventory levels are down 9% from last year, units sold are up by 56 in 2017 with 20 fewer condos, 32 more homes, and 44 more lots sold this year vs. last year..

Marco Island Florida - October 1, 2017 Inventory Analysis
*While September is typically a slower month, IRMA has definitely distorted the numbers.  We are back up and running and I expect a rebound in the coming months.
 
Marco Island Inventory levels are Down 9% from this time last year.  There are 886 properties currently for sale on the island; 286 homes, 319 condos, and 281 lots.  Condo inventory is down 7% from this time last year, while the inventory of homes is down 6% and lot inventory is down 15%. Pending Sales of Homes is down 25%,  Pending Condos are up 28% and the number of Pending Lots is down 11%.  The total number of all pending units is down 5% compared to last year with 87 properties now under contract vs. 92 on October 1, 2016. There were 37 closings of Marco Island properties in the last month and 13 net new pending sales accounting for the decrease in total pending units from 111 last month to 87 currently.

There was a 22% increase in the number of homes sold in 2017 compared to the first 6 months of 2016. Average home prices were mixed over the past 12 months with water direct homes down 11% , water indirect up 15% and Inland homes up 5%.  The average Lot prices have jumped with the higher end of the market selling better. Over the last 12 months the average water direct sale price was up 8%, indirect average prices were down 5%, and Inland was down 17%.  Total home units sold in 2017 versus the same period in 2016 were up 41, with 16 more water direct, 19 more water indirect, and 6 more inland homes sold. Overall, Inventory levels are down 4% from last year, units sold are up by 67 in 2017 with 2 fewer condos, 41 more homes, and 28 more lots sold this year vs. last year..

Marco Island Florida - July 1, 2017 Inventory Analysis
Marco Island Inventory levels are Down 4% from this time last year.  There are 982 properties currently for sale on the island; 321 homes, 358 condos, and 303 lots.  Condo inventory is up 7% from this time last year, while the inventory of homes is down 4% and lot inventory is down 13%. Pending Sales of Homes is down 19%,  Pending Condos are down 21% and the number of Pending Lots is up 100%.  The total number of all pending units is down 11% compared to last year with 116 properties now under contract vs. 130 on July 1, 2016. There were 97 closings of Marco Island properties in the last month and 59 net new pending sales accounting for the decrease in total pending units from 154 last month to 116 currently.

Average home prices were up over the past 12 months with water direct homes up 8% , water indirect up 17% and Inland homes up 4%.  The average Lot prices have jumped with the higher end of the market selling better. Over the last 12 months the average water direct sale price was up 38% because of a 5.3m sale on Heights ct in Q4 2016, indirect average prices were down 2%, and Inland was down 15%.  Total home units sold in 2017 versus the same period in 2016 were up 21, with 9 more water direct, 6 more water indirect, and 6 more inland homes sold. Overall, Inventory levels are down 5% from last year, units sold are up by 55 in 2017 with 15 more condos, 21 more homes, and 19 more lots sold this year vs. last year.

Marco Island Florida - April 1, 2017 Inventory Analysis
Marco Island Inventory levels are Down 5% from this time last year.  There are 1122 properties currently for sale on the island; 395 homes, 404 condos, and 323 lots.  Condo inventory is up 7% from this time last year, while the inventory of homes is down 10% and lot inventory is down 14%. Pending Sales of Homes is up 24%,  Pending Condos is up 24% and the number of Pending Lots is up 30%.  The total number of all pending units is up 24% compared to last year with 173 properties now under contract vs. 139 on April 1, 2016. There were 107 closings of Marco Island properties in the last month and 123 net new pending sales accounting for the increase in total pending units from 157 last month to 173 currently.

Average home prices were up over the past 12 months with water direct homes up 24% , water indirect up 2% and Inland homes up 1%.  The average Lot prices have jumped with the higher end of the market selling better. Over the last 12 months the average water direct sale price was up 89% because of a 5.3m sale on Heights ct, indirect down up 6%, and Inland up 5%, while total Lot units sold was off 43% with 19 fewer water direct, 11 fewer water indirect, and 38 fewer inland lots sold in 2016 compared to the same period in 2015. Overall, Inventory levels are up 13% from last year, units sold are off by 211 in 2016 with 110 fewer condos, 33 fewer homes, and 68 fewer lots sold this year vs. last year..

Marco Island Inventory levels are UP 13% from this time last year.  There are 1050 properties currently for sale on the island; 365 homes, 378 condos, and 307 lots.  Condo inventory is up 25% from this time last year, while the inventory of homes is up 11% and lot inventory is up 5%. Pending Sales of Homes is up 3%,  Pending Condos is up 4% and the number of Pending Lots is down 17%.  The total number of all pending units is also Flat compared to last year with 93 properties now under contract vs. 93 on January 1, 2016. There were 92 closings of Marco Island properties in the last month and 74 net new pending sales accounting for the decrease in total pending units from 111 last month to 96 currently.
