Marco Island, 1st Quarter 2014 Real Estate Market Update

The story this quarter is beach & gulf front condo sales.  In just the first quarter there have been 31 more condo units sold compared to the same period in 2013.  There were also 5 more home sales, and 3 more lot sales in 2014 compared to the same period in 2013.  The average beachfront condo price is up 16% for the past 12 months and 10% for the quarter. Water front house prices are also up over a 12 month period with an 18% average price increase for water direct homes and a 15% average price increase for water direct homes. Inventory levels are down and prices are moving higher as the selection of properties dwindles.

Sales volume continues to increase...

Marco Island, 4th Quarter 2013 Real Estate Market Update

Sales volume continues to increase year over year with 32 more condo sales, 6 more home sales, and 12 fewer lot sales in 2013 compared to the same period in 2012.  Water front house prices are on the move higher in the past quarter with a 7% average price increase over 3rd quarter on water direct homes and a 45% average price increase for water direct homes sold in the past 12 months. Inventory levels are down and prices are moving higher as the selection of properties dwindles.

Marco Island, 3rd Quarter 2013 Real Estate Market Update

Sales volume continues to increase year over year with 50 more condo sales, 27 more home sales, and 5 fewer lot sales in 2013 compared to the same period in 2012.  Water front house prices are on the move higher in the past quarter with a 9% average price increase over 2nd quarter on water direct homes and a 27% average price increase for water direct homes sold in the past 12 months.  Inventory levels are down and prices are moving higher as the selection of properties dwindles.

Marco Island Inventory levels...

Marco Island Florida - November 1, 2013 Inventory Analysis

Marco Island Inventory levels are down 11% from this time last year and are now 66% lower than in March 2007.  The total number of pending units are down 35% compared to last year with 109 properties under contract compared to 167 on November 1, 2012.  30 of these pending sales are either foreclosures or short sales which is 28% of all pending sales as many short sales take a long time to close. Distressed sales volume continues to decline as there are very few new short sales and foreclosed properties coming to market. There were 77 closings of Marco Island properties in the last month and 46 net new pending sales accounting for the decrease in total pending units from 140 last month to 109 currently.

Marco Island Florida - October 1, 2013 Inventory Analysis

Marco Island Inventory levels are down 14% from this time last year and are now 68% lower than in March 2007.  The total number of pending units are down 14% compared to last year with 140 properties under contract compared to 162 on October 1, 2012.  33 of these pending sales are either foreclosures or short sales which is 24% of all pending sales as many short sales take a long time to close. Distressed sales volume continues to decline as there are very few new short sales and foreclosed properties coming to market. There were 74 closings of Marco Island properties in the last month and 57 net new pending sales accounting for the decrease in total pending units from 157 last month to 140 currently.
