Marco Island Florida - September 1, 2013 Inventory Analysis

Marco Island Inventory levels are down 12% from this time last year and are now 67% lower than in March 2007.  The total number of pending units are down 11% compared to last year with 157 properties under contract compared to 177 on September 1, 2012.  35 of these pending sales are either foreclosures or short sales which is 22% of all pending sales.  Distressed sales volume continues to decline as there are very few new short sales and foreclosed properties coming to market. There were 76 closings of Marco Island properties in the last month and 64 net new pending sales accounting for the decrease in total pending units from 169 last month to 157 currently.

Marco Island Florida - August 1, 2013 Inventory Analysis

Marco Island Inventory levels are down 10% from this time last year and are now 66% lower than in March 2007.  The total number of pending units are down 9% compared to last year with 169 properties under contract compared to 187 on August 1, 2012.  45 of these pending sales are either foreclosures or short sales which is 27% of all pending sales.  Distressed sales volume continues to decline as there are very few new short sales and foreclosed properties coming to market. There were 83 closings of Marco Island properties in the last month and 75 net new pending sales accounting for the decrease in total pending units from 177 last month to 169 currently.

Sales volume continues to...

Marco Island, 2nd Quarter 2013 Real Estate Market Update

Sales volume continues to increase year over year with 24 more condo sales, 26 more home sales, and 9 more lot sales in 2013 compared to the same period in 2012.  Water front house prices are on the move higher in the past quarter with a 15% average price increase over 1st quarter on water direct homes and a 10% average price increase for water direct homes sold in the past 12 months. Inventory levels are down and prices are moving higher as the selection of properties dwindles.

Marco Island Inventory levels are down 10% from this time last year and are now 65% lower than in March 2007.  The total number of pending units are down 1% compared to last year with 177 properties under contract compared to 179 on July 1, 2012.  48 of these pending sales are either foreclosures or short sales which is 27% of all pending sales.  Distressed sales volume continues to decline as there are very few new short sales and foreclosed properties coming to market. There were 98 closings of Marco Island properties in the last month and 65 net new pending sales accounting for the decrease in total pending units from 210 last month to 177 currently.

Marco Island Florida - June 1, 2013 Inventory Analysis

Marco Island Inventory levels are down 12% from this time last year and are now 64% lower than in March 2007.  The total number of pending units are up 2% compared to last year with 210 properties under contract compared to 206 on June 1, 2012. 48 of these pending sales are either foreclosures or short sales which is 23% of all pending sales.  Distressed sales volume continues to decline as there are very few new short sales and foreclosed properties coming to market. There were 134 closings of Marco Island properties in the last month and 81 net new pending sales accounting for the decrease in total pending units from 263 last month to 210 currently.
